Job Summary

General Equipment & Supply is seeking an experienced and results-driven Facilities Maintenance & Special Projects Manager to lead facility maintenance operations and manage critical infrastructure improvement projects. This leadership role is responsible for ensuring the reliability, safety, and efficiency of building systems and manufacturing support equipment while driving continuous improvement initiatives across the organization.

The ideal candidate will have strong technical expertise in facilities maintenance, proven leadership experience, and the ability to successfully manage multiple projects from planning through completion. This position plays a key role in maintaining a safe, compliant, and high-performing work environment that supports operational excellence.

Key Responsibilities

  • Lead, develop, and supervise facilities maintenance personnel, promoting a culture of safety, accountability, teamwork, and continuous improvement.
  • Oversee the inspection, maintenance, troubleshooting, and repair of facility systems, including:
  • HVAC systems
  • Electrical systems (high and low voltage)
  • Plumbing systems
  • Manufacturing and support equipment
  • Develop and manage preventive and predictive maintenance programs utilizing a Computerized Maintenance Management System (CMMS) to maximize equipment reliability and uptime.
  • Plan, coordinate, and oversee facility improvement projects, renovations, equipment installations, and other special projects from initiation through completion.
  • Manage project schedules, budgets, contractors, and internal resources to ensure projects are delivered on time and within scope.
  • Ensure compliance with OSHA regulations, environmental requirements, and company safety policies through regular audits, inspections, and employee training.
  • Troubleshoot complex mechanical and electrical issues using schematics, technical drawings, diagnostic equipment, and engineering best practices.
  • Conduct routine facility inspections and analyze maintenance performance data to identify opportunities for operational improvements and cost savings.
  • Maintain accurate records of maintenance activities, safety documentation, project status reports, and regulatory compliance requirements.
  • Collaborate with operations, engineering, and leadership teams to support production goals and facility performance initiatives.

Required Qualifications

  • Proven experience managing facilities maintenance teams in a manufacturing, industrial, distribution, or comparable commercial environment.
  • Strong knowledge of mechanical systems, industrial maintenance practices, and equipment troubleshooting.
  • Experience maintaining and repairing HVAC systems, electrical systems, and facility infrastructure.
  • Proficiency using CMMS software for maintenance planning, work order management, and reporting.
  • Working knowledge of electrical systems, including high-voltage and low-voltage applications, and diagnostic tools such as multimeters and electrical testing equipment.
  • Knowledge of plumbing systems, preventive maintenance programs, and facility repair practices.
  • Thorough understanding of OSHA regulations and workplace safety standards.
  • Strong project management skills with the ability to prioritize and manage multiple projects simultaneously.
  • Demonstrated leadership, coaching, and team development experience.
  • Excellent communication, problem-solving, and organizational skills.
  • Ability to read and interpret schematics, blueprints, and technical documentation.

Preferred Qualifications

  • Bachelor's degree in Engineering, Facilities Management, Industrial Technology, or a related field; equivalent experience will be considered.
  • Professional certifications related to facilities maintenance, project management, HVAC, electrical systems, or safety management.
  • Experience in manufacturing or industrial operations environments.
