We are seeking a dedicated and energetic Part-Time Apartment Maintenance Technician to ensure the optimal operation and upkeep of residential community facilities. In this role, you will perform a variety of maintenance, repair, and preventive tasks to maintain a safe, comfortable, and attractive living environment for residents. Your proactive approach and technical expertise will contribute to the overall satisfaction of our residents and the smooth functioning of our property. Responsibilities Perform routine inspections and maintenance on building systems including electrical, plumbing, HVAC (Heating, Ventilation, and Air Conditioning), and mechanical equipment. Conduct repairs using hand tools, power tools, welding equipment, and schematics to troubleshoot issues effectively. Maintain building interior spaces through painting, carpentry, drywall repair, and facilities maintenance tasks. Repair and service electrical equipment including wiring, outlets, switches. Maintain plumbing systems by diagnosing issues, repairing leaks, replacing fixtures, and ensuring proper operation of plumbing systems. Conduct HVAC system repairs including filter replacements, system troubleshooting, and routine servicing to ensure optimal performance. Follow safety protocols while performing maintenance tasks and ensure compliance with all relevant codes and standards. Communicate effectively with residents regarding maintenance requests and provide excellent customer service throughout all interactions. Keep detailed records of maintenance activities, repairs performed, schematics used, and parts inventory for operational efficiency. Skills Strong mechanical knowledge with experience in building interior maintenance and facilities equipment upkeep. Proficiency in electrical work including repair of electrical equipment and understanding schematics. Experience with plumbing system maintenance and repair techniques. Skilled in HVAC system troubleshooting, repair, and preventive maintenance. Ability to operate hand tools, power tools, welding equipment, and electrical testing devices such as ohmmeters confidently. Familiarity with maintenance painting techniques and residential carpentry skills for minor repairs. Excellent customer service skills with the ability to communicate clearly in English. Experience working with Maintenance, Repair & Operations (MRO) procedures to ensure efficient facility management.. Strong organizational skills to manage multiple tasks efficiently while maintaining attention to detail. Leadership qualities are desirable for mentoring team members or assisting in training new staff when needed.
